I really don't understand the difference between the two, so please explain it to me as much in detail as possible with some examples.

to be in town, is a fixed phrase. It means you are there temporarily, and will go back to your home (another city/town) later. Also, for some reason, it doesn't matter if the location is a huge city, it is always "in town".
Examples:
Friend = Los Angeles
You = San Francisco
You: Hey, I'll be in town next Monday. Do you have time to get lunch? (you are going to LA)
Friend: No, sorry! I'll be out of town that day. (not in LA)
It is not natural to say "be in THE town" without other words.
I will...
...be in the town next to NY. = OK
...be in the same town as you. = OK
...be a little town called, Spencer. = OK

"to be in town" is more natural. similar to "be home" or "be here" (instead of "be in here" depending on context)

If i am "in town" then I am in a busier public place. I could be at the store, movie theater, or mall, but it is all "in town" because it's a public place.
If my grandma visits me in the US although she normally lives in Germany , then she is "in town" or nearby.
But if I am "in the town", then it means that there is a town and I am in it.

To be in 'the' town sounds like the speaker want to emphasize that it is a specific town that the speaker has mentioned some time earlier.
