I think people say I appreciate it in formal situation like when they want to thank to professor, and I often see people say “appreciate it” to their friends.

there isn’t really a difference between any of them. Although, thank you is usually said to a person you dont know who does something nice for you and “appreciate it” is usually said to someone you are closer with
